List of Demands

The list of demands combines existing orders for the current period and, among other details, allows a customer to know where and what kind of offices the companies look for, what the order budget and the contract period cover.

How we work

Tenants

When working with tenants and customers interested in purchasing a real estate, the OfficeMap team initially processes their demands and analyzes their needs. In case the property relevant to the needs of the customers is found in the platform database, a list of relevant properties is made, site visits are scheduled at the desired time for the customer and the work begins to reach an agreement on the terms interesting to them.

Landlords

When a platform user owns office real estate, the OfficeMap team analyzes his or her property and identifies how the property meets the platform`s criteria. In order to be presented on the OfficeMap, the office real estate must be of business center, detached building or retail office type, must be located in the central district and its area must exceed 150 m2. If the property complies with the listed characteristics, it is added to the OfficeMap listing and a proactive work is carried out to find relevant clients for the owner.

  • After the 2020 weak performance, 2021 saw a 3x net take-up increase, compared to the pre-pandemic (2019) year.

    As of H2 2021, around 76.6% of occupied space fell in <500 m2 size category, showing that smaller offices are preferable among tenants. While 500-1,000 m2 and 1,000+ m2 size categories account for 13.1% and 10.3% of occupied space, respectively. In H2 2021, a slight increase can be observed in the demand for large office spaces, with the share of small offices (<500 m2) among new leases standing at 64%. While the middle and large-sized offices hold 24% and 12%, respectively. In the second half of 2021, the major new leases included the Bank of Georgia occupying 3,500 m2 in Tiflis Vazha-Pshavela Business Centre and EPAM - 1,200 m2 in Kostava BC
